Description

:

One Atlantic Center, also known as IBM Tower, is a skyscraper located in Midtown Atlanta, Georgia. It is the third tallest building in Atlanta.

“It is the third-tallest skyscraper in Atlanta, reaching a height of 820 feet (250 m) with 50 stories of office space with a total building area of 1,187,676 sq. ft.. When the slender concrete core was completed in October 1986, it was the tallest slipformed skyscraper in the country. It was completed in 1987 and remained the tallest building in Atlanta until 1992. It was also the tallest building in the southeastern U.S. at the time of completion, surpassing the Southeast Financial Center in Miami.” Wikipedia

As the Assistant Construction Manager – Atlantic Center (IBM Tower) and later as the Construction Manager from June 1985 to October 1988 responsibilities included:
(1) developing the project design, schedule and budget; (2) negotiating with the general contractor; (3) establishing a construction plan that achieves the owner’s objectives as to cost, schedule and quality; (4) obtaining necessary permits; (5) inspecting the work on-site under construction (6) managing all of the construction material testing and inspections (geotechnical, concrete, reinforcing, structural steel) (7) monitoring the schedule; (8) negotiating changes; (9) reviewing pay applications; (10) monitoring punch list work; (11) preparing for occupancy and final closeout; and (12) management of tenant space construction.

Phase I of the project, the IBM Tower, is described as follows:
· Tower 50 Story Building, 1.1 Million Square Feet January 1986 – March 1988
· Garage 2300 Car Parking Facility April 1986 – October 1987
The total project construction cost for the IBM Tower was in excess of $100 Million. I interfaced with the Vice President of Construction, the Project Development Officer & a Senior Construction Manager (until I replaced him) in this position.
