Description

Park 22 is a 3-office building complex located in Austin, TX. The buildings contain 200K SF of Class “A” office space. This extraordinary project was built in Austin (beginning in 1998), which was decades ahead of the rest of the US in it’s focus on Environmental Issues including Water Quality. Largely because Austin is in an extremely dry climate and water is scarce. This daring project was built in an extremely environmentally sensitive area which was a long, skinny, steep site with a large, dry creek running the length of the site. Two of the three buildings were built on “the far side” of the dry creek. The building pads had to be cut out of solid limestone at the same time 2 highway type bridges were constructed for permanent access; all under the diligent eye of City of Austin Building Inspectors. Only minimal ground disturbance was permitted in or near the dry creek bed. 

Construction of the two buildings on the far side of the dry creek bed could begin only after the highway bridges were largely complete. A decision was made to substitute the large limestone boulders removed during site excavation for the numerous concrete retaining walls required on the site. Long, arched, weathering steel bridges connected Buildings 1 and 3 to their respective parking garages. One mile of water line was also required to be built along RR2222. The result was spectacular. CRESG provided project management services to Regent Partners for sitework, utilities, building construction and landscaping.
