Description

:

The garden building consisted of 7 floors of parking, covered by 2 – 80K SF floors of Class A office space, topped by an elevated park including trees, grass and a fountain. Water from the park leaked down and into the office spaces. CCM and later CRESG served as the project manager for the investigation of the causes of the problems, litigation & arbitration with the contractor, design of the waterproofing solutions, design of the replacement park hardscape & landscape, and construction of the remedial work.

This was the “Almost Impossible Project”. Demolish an existing 80K SF Landscape (Park with big trees, lawns, walls and fountains) and Hardscape (Park) above a high $ Class “A” Office Space without losing Rent, Tenants or a Your Job. Rain be became feared; every time it Rained there were multiple irate phone calls from people who were mad as _____ at the dirty water pouring into their new office space.
