Capitol Real Estate Services Group, Inc. is a Consulting Engineering firm dedicated to the best practices and guiding the successful planning, design, pre-construction, construction, turnover, operation and capital improvement of Commercial Buildings.

We want to make each project a success which will provide many years of enjoyable use by all who enter the doors of that facility. A look back at these facilities, some of which are now more than 40 years old, is a testament to the skill of all the people and companies involved.

It is humbling to know these facilities have been used by millions of people from all over the world.
These facilities which are “forever mine” were built and maintained by the labor of tens of thousands of people from all over the world.

Our Manifesto is to deliver the “best” possible project given the conflicting objectives.

We accomplish our mission by pulling together and bonding the project Ownership, Design and Construction Team and Facility Managers early in the process to create a strong resilient group focused on the task at hand.

Our

History

Capitol Real Estate Group, Inc. (CRESG) was created and incorporated in 1995 – 1996. There was a need for an operating “umbrella’ to provide some degree of legal and asset protection in the rough and tumble world of Commercial Real Estate design, construction, operations and capital improvements.

CRESG started with two very unusual projects.

  • USPS Postal Store Program (see Projects for details). The United States Postal Service (USPS) needed and constructed approximately 40 new and renovated Postal Stores in the Metro Atlanta, GA area in preparation for the 1996 Olympics. This happened in one year. That is unheard of in the world of the USPS. It required a magic catalyst provided by Capitol Construction Management, (CCM), and later CRESG who provided Project Management services directly to the USPS, and architectural contract administration services through the project architect, Milton Pate Associates.

    It ain’t bragging if it is true (Will Rodgers). This program provided the wherewithal to make CRESG/CCM a reality, and for this we will be eternally grateful to Milton Pate Associates and the United States Postal Service.

  • NPTC Building 400, Remedial Waterproofing (see Projects for details)
    The garden building consisted of 7 floors of parking, covered by 2 – 80K SF floors of Class A office space, topped by an elevated park including trees, grass and a fountain. Water from the park leaked down and into the office spaces from the time the building was new. CCM and later CRESG served as the project manager for the investigation of the causes of the problems, litigation & arbitration with the contractor, design of the waterproofing solutions, design of the replacement park hardscape & landscape, and construction of the remedial work.
    This was unbelievable, unpleasant mess. A relatively new building with about 160K square feet of very expensive tenant space that leaked like a sieve. Every time it rained our phone began to ring with unhappy tenants. We hated rain. However, with dogged determination and a cast of other brave souls we were able to (1) locate and determine the many types of water leaks, (2) develop true repairs and improvement to stop the water leaks (3) design a Capital Improvement plan to address all the leaks, (4) create a drastically improved 80K square foot “park” design on the top of the structure, and (5) demolish the existing roof top (at night), provided temporary waterproofing to protect the tenants, construct a new facility that gave the Owner and tenants something better than what existed before.
    No one in their right mind would have undertaken such an unpleasant task, and exposed themselves to the abuse required to get the job done. But we did and we survived.

Our

“Magical” Methodology

  • CRESG has a long history of completed projects. They all share our approach which is very different from most firms.
    “The Project” is always viewed as “The Client”, regardless of who pays. We have learned if we do what is best for the project, we make better decisions and the decisions are always defensible even when examined after the fact with the benefit of new knowledge.
  • Essentially, some Clients need to be protected from themselves and told the truth rather than what they want to hear. Most consultants pander to Client’s egos. CRESG has learned the truth about cost, schedule and quality are always going to come out in the final analysis. It is much wiser to deal with project issues as they happen than letting them hide, collect and fester before they eventually boil over.
  • Initially, we learn the project plans, listen to the goals and objectives of the Client.
  • Then we contact all of the people and firms with the design, construction, management firms and the clients executive decision makers.
  • An introductory meeting is held. CRESG acts as a guide and benevolent team leader. CRESG gives a broad overview of the project, and asks all of the “players” to introduce themselves, and provide an update on the current status of the Project.
  • The initial meeting sets the tone for the remainder of the Project Meetings. Project Meetings are held on a regularly scheduled basis until the Project is complete. CRESG keeps meeting notes in such a way as the entire history of the Project can be viewed at any time, while the old, completed items are normally hidden. CRESG distributes the meeting notes to all parties involved with Action Items. Every meeting begins or ends with a Job Site Walk Thru and Reviews; (1) Current Job Status, (2) Current Job Problems and Solutions until they are resolved, (3) Budget Review including proposed and executed Change Orders, (4) Current Schedule relative to the ongoing work and the Current Contract Schedule with approved Time Extensions and Weather Delays, (5)Review of any Quality concerns, an Open Forum at the end where everyone is asked to discuss any concerns that have not be previously discussed.
  • This Methodology does take time, but when issues are identified and dealt with on a regularly scheduled basis, it makes for a successful project and ultimately requires much less time than dealing with problems after the fact.
